How do I begin the process of selecting a kitchen and bath remodeler?
Select 3 established companies that have specialized in the kitchen and bathroom remodeling business for a minimum of 10 years and are members of professional trade organizations. You are looking for experience and specialization in the kitchen and bath remodeling fields. Be cautious of builders that have recently entered the remodeling business due to a weak housing market as well as individual contractors that may not be able to offer all of the aspects that a remodel project requires.
What questions should I ask at the initial meeting/estimate?
-Are you insured? What kind of insurance do you carry?
Workers compensation and general liability insurance offer coverage for any workers that may come to your home and prevent homeowner liability in the event a worker is injured at your jobsite.
-Do you use subcontractors?
The use of subcontractors is a fairly common practice used by most “remodeling companies” that can lead to unpleasant complications. Not only does scheduling become more difficult when multiple crews are involved in a job, but a subcontractor can even place a lien on your property if not paid by the general contractor. Vella employs its’ remodeling crews as this is viewed as a basic fundamental difference between a kitchen dealer that offers remodeling and a true remodeling company.
-How is payment structured?
Never pay upfront for any service or material. New York State law requires that all monies paid must be deposited into an escrow account until the project is completed. Vella Bath and Kitchen requires payments be made in thirds, 1/3 as a deposit, 1/3 at the job start and 1/3 upon reasonable completion of the work, and deposits all money into an escrow account.
-Do you have references?
Reputable kitchen and bathrom contractors will be happy to provide you with a list of references and show you examples of past work.
Vella Bath and Kitchen will happily provide references upon request
-How long do you guarantee your work?
New York State mandates a one year warranty although reputable companies will correct issues beyond that time frame. Vella Bath and Kitchen guarantees workmanship. Period.
Does Vella comply with new EPA Lead Paint requirements?
Yes. Common renovation activities like sanding, cutting, and demolition can create hazardous lead dust and chips by disturbing lead-based paint, which can be harmful to adults and children. To protect against this risk, the Environmental Protection Agency (EPA) requires contractors that perform renovations, repairs and painting projects that disturb lead-based paint in homes built before 1978 to be certified. Contractors must obtain certification and follow specific work practices to prevent lead contamination. Vella Bath & Kitchen is certified and complies with all aspects of the EPA requirements.
